A fee appraisal is different than a FREE MARKET ANALYSIS. An appraisal is a written report provided by a Certified Appraiser to be used by banks, attorneys, the courts, executors, tax assessors and homeowners to ascertain the most probable sale price at a given time. It may be current or historical (as of a particular date in the past - often useful in estate or matrimonial cases).

Real estate agents are not licensed to do appraisals. It is a separate license issued by New York State. A free market analysis is an estimate of value by a Real Estate Salesperson or Broker, and is useful for information on current values of area homes. It is used to set the asking price of a property to be put on the market.
